I took a refinance mortgage with Quicken Loans Inc on a condo unit I owned in XXXX about two years ago. I was making a payment of {$620.00} a month. On XX/XX/2019 I received an email notifying me that my taxes on that property were paid, which was odd because I always receive the bill from the City and pay my taxes. I contacted Quicken Loans via email and they told me that they received an undelivered mail from the city that prompted them to establish the escrow on my account and pay the taxes and also increase my monthly mortgage payment. I told them that bill must have crossed in the mail and I also told them that I went ahead and made the payment in full on the taxes on the city website. I provided them the receipts of the payment via email as asked them to removed the escrow as it will mess up my online banking. I provided them the contact number of the City of XXXX and told them that the clerk confirmed to me that Quicken could verify my payment with a phone call. All they need is the account number associated with the property. They got back to me and said they could not do this and the escrow will remain on my account because they have the right to establish it. I asked them to put my account in dispute and to provide me with the proof that they have the right to establish an escrow account and increase my monthly payment without my knowledge but they never did. I also ask them to provide me with the agency they use for arbitration but they got back to me and said there is no process to dispute this via arbitration or any other way. A few weeks later I started to receive late notices stating that I was delinquent on my loan even though I was making my regular $ XXXX monthly payment 30 days in advanced and I have never been late. This payment was automatically setup from my bank account to go 30 days before the due date and it is still going out every month.
I tried several channels including calls, emails to try to resolve this issue but no one at Quicken seems to make any effort to resolve this issue. Quicken has been reporting me as delinquent every month since XX/XX/2019 because of the shortage from the escrow account they established. My credit score dropped more than 100 points when Quicken started to report me as delinquent. They also keep charging me every month a late payment and sending me notices of foreclosure on my condo.

XX/XX/2023 Sought a pre-approval letter for a mortgage through RocketMortgage as they advertise : XXXX a SOFT pull on credit XXXX pre-approval within minutes of completing their online process So, I did this process, was pre-approved for XXXX and then was not given the actual letter stating this as I had to : XXXX chat with " XXXX XXXX '' XXXX of their account chatbots I assume. XXXX asked for quite a bit of additional information, which I provided. I also spent more time than should ever be necessary to explain to XXXX that I do not, in fact, legally need a real estate agent, as the buyer, to qualify for a mortage or purchase a house. His staggering incompetence is another matter and not the focus of my concern here.
XXXX. My concern here is that despite rocket mortgage pre-approving me for XXXX, they would not send me the letter unless I sent this XXXX person additional sensitive documents to his email AND speak with him on the phone.
XXXX. I did not authorize a hard pull on my credit. A hard pull when it is specifically stated to be a soft pull is absolutely unacceptable.

I received a call from rocket mortgage asking if I was intrested in a XXXX mortgage/line of credit. She had my information and my wifes, i do have a mortgage with them. I told the girl I was not intrested and was all set. She wouldn't shut up about it so I hung up on her.
The next day, my wife calls me asked if I took out a 30 year mortgage with rocket mortgage. We only have 5- 6 years left. I did not, now I'm getting nervous thinking I scammed. I go on my rocket mortgage app and there it is, a 30 year mortgage with a loan number. I call up and they are telling me it not a actual loan yet and the call I got was real too. I tell them this XXXX XXXX and I want to escalate to a manager. XXXX XXXX XXXX XXXX I told them about the call, I want it off my my rocket mortgage app and not to call me. I'm glad I took a screenshot, it was gone after I hung up. It's deceptive and my heart dropped thinking I somehow got scammed.

QUICKEN LOANS IS KNOWN FOR FRAUD AND FORGING DOCUMENTS. DOJ has sued them several times for some of the same things they did to me. I tried canceling the mortgage for the first 3 days by calling, emailing and overnight USPS all ignored by company. Then they sent the check to my brother instead of me. They refused to allow me to consult an attorney. They also altered the closing documents. They committed fraud and forgery. They lied on the closing documents claiming they paid off my HELOC but never did but included it in my mortgage and the HELOC Bank sued me

I was harassed continuously by Rocket Mortgage offering a refinance on my home. I finally agreed to the process after being provided with a compelling offer. Appraiser XXXX XXXX was appointed by Rocket Mortgage and presented to my home on XX/XX/22 for a home inspection as part of my refinance process. During this visit, XXXX XXXX presented extremely overwhelmed and stated being so regarding new appraisal regulations. XXXX XXXX hastily completed his report and even contacted the following day requesting I take a picture and text him to him as he forgot to do so during his appointment and did not wish to return. XXXX XXXX then hastily provided a completely erroneous and inaccurate report/assessment of my home despite having two of the exact same homes in the neighborhood at his disposal to use for reference.
XXXX XXXX reported my home to be a Raised Ranch structure which is incorrect. My home is a 2 story colonial as is documented in the XXXX XXXX XXXX ( see attached ). He reported the home to be almost half the size ignoring over 578 square feet of living space and reported my home to 4 rooms, 2 bedrooms 1 bath. My home is CLEARLY a 6 room, 3 bedroom 2 full bath ( see attached XXXX listing that came straight from the BUILDER ). XXXX XXXX all together excluded my 1st floor living area which includes a master suite with a large bedroom, full bathroom with marble vanity, walk in closet, chandeliers, as well as an additional laundry room and closet on that floor ). NO AREA of my home specifically the first floor is submerged underground for it to be excluded from living space. My Master Suite was built by the original developer up to code and par with all other areas of the home. I have attached pictures and listings for the SAME house that sold THIS MONTH as well as the original XXXX listing for reference.
XXXX XXXX additionally used incomparable older and significantly smaller structurally different homes ( single story ranches and cottages ) when again he had the SAME EXACT new/newer homes to compare to in my neighborhood. XXXX XXXX also neglected to include improvements to the home to include lighting, a porcelain paver patio, and THREE parking space driveway. I feel this was done intentionally in conjunction with this mortgage company.
The addresses of these SAME homes are : XXXX XXXX XXXX, XXXX, RI ( SAME EXACT home in my neighborhood sold this month ), XXXX XXXXXXXX XXXX XXXX XXXX, XXXX, RI ( SAME EXACT home in my neighborhood sold this month ), $ XXXX Other comparable homes include : XXXX XXXX XXXX XXXX XXXX, RI XXXX XXXX XXXX XXXX, XXXX, RI XXXX XXXX XXXX, XXXX, RI I have pictures and documents corroborating my accurate and truthful statements. I have uploaded these to my Rocket Mortgage account for reference. XXXX XXXX incompetence and Rocket Mortgage 's negligence has resulted in unnecessary stress and hold up of what would be a very simple refinance of my home.
Rocket Mortgage has continuously refused to address, listen or even communicate with me regarding these grave concerns. They have refused to request a new appropriate competent appraisal and have not allowed by to rescind and is now pressuring me to refinance based on a NEW DIFFERENT loan only to secure me at a higher rate of interest.

My Name is XXXX XXXX XXXX XXXX XXXX XXXX RI I am a retired XXXX and the co-applicant my wife XXXX is a XXXX XXXX XXXX XXXX XXXX XXXX.
We were rate searching to refi our mortgage due to rates falling and we were contacted by rocket mortgage, a division of quicken loans. We were assigned a specialist, Mr XXXX XXXX whom called me 2-3 times a day until we struck a deal and I authorized a charge to my charge card. He said that we would close in 30 days which seemed fine but not critical. I waited more then that time and became curious so i tried to call XXXX back only to get voice mail over 10 times with no call backs, of course. I tried to follow their requests on line and could not. So I tried calling XXXX again and this time he had a message that if u were in process to call processing which I did. After 2 hours I got connected and they said the mortgage co could not verify XXXX 's employment, ( she has been there 37 yrs ) so I out XXXX on the phone and she explained the Bank uses my work as verifications and informed them how to get it. A week later I get another request on line for the same info and more so I contact processing, wait on line over an hour then use the request for a cal l back. After no call for 3 hours I called client services again was place on hold and waited 90 minutes only to get dis-connected. 7 hours later I received a call back from Ms XXXX XXXX, whom was very nice. She told me the company was overwhelmed and that no-one had touched my file for weeks. She did send me a form to fax back which I did at once. XXXX agreed that the company should not still be marketing new customers and making promises that they know they cant keep. XXXX nicely gave me XXXX 's Directors phone number whom I called to explain the terrible service. His name is XXXX XXXX, phone # XXXX Being in the XXXX I know call backs and communications are critical to business. Rocket markets itself through XXXX XXXX as number one in processing and service. I find all of this unacceptable and absurd.

This past Fall I refinanced my VA Mortgage that has been held with Quicken Loans. I reached out to Quicken in XXXX to inquire about VA IRRL options but settled on XXXX due to more competitive rates. I began receiving calls multiple times a week from Quicken in XXXX to try and get me to refinance with them as well. As those calls and voicemails continued through XXXX and XXXX I received two voicemails that my account was passed due. I contacted Quicken and was directed to the refinance team, who again was trying to sell me on a Quicken refinance and told me my loan was in good standing. I continued my refinance with XXXX XXXX and was scheduled to close in XXXX, but was delayed three times all the way to XX/XX/2020, due to XXXX XXXX being behind on closings. I continued to pay my current Quicken mortgage in the process to ensure no payments were missed in the transition.
I was notified again by voicemail in early XXXX that I had a past due Quicken bill, which surprised me as I had seen my check to Quicken for the month clear. I called them back on XX/XX/XXXX and was told that I had {$64.00} past due balance on my over $ XXXX monthly mortgage payment, based on a change to my escrow amount that I was previously unaware of. I sent payment that day which was received and cleared on XX/XX/XXXX. I inquired as to why my escrow payment was increased when I would be getting a check to close that account within a month. They wanted me to send them {$64.00} when they were going to turn around and send me a check for over {$2000.00} within a couple weeks since that account was in the process of being closed and no more payments would be made from it. I was told by the Quicken agent on the XXXX that this would not be reported to the credit agency.
On XX/XX/XXXX I saw that my credit report showed a late payment to Quicken. I called and spoke with XXXX XXXX who said that the escrow was recalculated in XXXX and a notification was sent. He said he could see that notifications were sent again in XXXX but noted that he could see that they were returned. I believe those notices, just like my escrow refund check which was sent to me by Quicken in XXXX, was sent to the wrong address.
I was in the midst of refinancing and Quicken had already sent out my payoff notification to XXXX XXXX and were actively trying to get me to refinance with them instead. The Quickens sales team and account management teams failed to share information and provided me incorrect information as a customer. They admitted to sending information about changes to my account to the wrong address. They should have halted any changes to the account once it was in progress of being sold. They reported a late payment to the credit reporting agencies, after saying they would not due so due to the confusion and are inaccurately reporting a late payment. My payment was never late, it was short by 1 %, {$32.00} on an over {$3200.00} payment and even then, the principal and interest were more than covered and my escrow balance had more than enough balance to cover all payments through the remainder of the loan. So much so, that I received over {$2000.00} back from Quicken to close that escrow account in less than a month.

Quicken Loans continues to call, email and text me incessantly all hours and days of the week to my personal cell phone as well as work to the extent that I have had to block their numbers however they contact me from different phone numbers. I have continuously informed them I am not interested in refinancing at this time. In an attempt to get them to stop contacting me, I spoke to a representative who pressured me into pulling my credit report which I was not comfortable with only to be told it might not be in my best interest to refinance at this time as I already had a great rate. I feel like they are soliciting and harassing me for their own personal gain and incentive. After this I requested to stop being contact and continue to do so. I am upset my credit was pulled without my genuine agreement and I want this harassment to stop.

XXXX XXXX had an offer to check for a mortgage refinance with Rocket Mortgage by Quicken Loans. At the end of the form it says, " Submitting this form won't affect your credit. '' Then it redirects you to another site owned by Rocket Mortgage. The site ask you for more questions, and at the end when you send the form a hard credit pull showed on my account. This is a deceptive practice. They shouldn't be advertising a product or service that doesn't follow their initial statement of not affecting your credit.

My wife and I applied for a mortgage with Quicken Loans in XXXX of 2020, we have a XXXX XXXX account and there is a relationship between XXXX and Quicken Loans. Because of Covid-19 the process moved slowly, but we did close on XXXX XXXX, we, my wife and I were understanding of the delays due to working from home. Here 's where everything goes crazy. Ten to 14 days later, I got a call from XXXX XXXX, telling us to rip up the contract, Quicken did not review our Trust documents. My question is, we only had three days to back out of that mortgage contract, how could they back out many days more than that? XXXX did say any expenses we incurred would be covered by Quicken, and we should close in about two weeks. I called XXXX XXXX, the original mortgage writer/banker and asked her about the loan, she said we would be closing on XXXX XXXX. We were having our kitchen remodeled and I didn't have time to chase the mortgage, In early XXXX I called XXXX XXXX, our XXXX Investment Advisor and asked if she had heard anything about the mortgage, XXXX made a call to Quicken. Fifteen minutes later, I received a call from XXXX XXXX XXXX asking if they could release the payoff info aver the phone? I gave XXXX the Ok to give Quicken the info. A half hour later, I receive a call from Quicken, they want to close the next day. I said, I can not, There are work men here every day finishing the kitchen. The next day, XXXX calls and told me, if we didn't close by Friday of that week we would lose that rate. I told XXXX, that's not right, someone forgot about the mortgage and then is trying to hurry the closing up to cover up a mistake at the office. I can not close that quickly. XXXX weeks later I called and spoke to a manager, after filling out a customer survey that definitely got someone's attention. We closed for a second time on XXXX XXXX this time Quicken did payoff XXXX and we did get the cash out check, equaling {$220000.00}.
So you would think we were done, so would I, but a week before XXXX, I got a call from anoth person from Quicken, XXXX XXXX, telling me the papers we signed did not have our Trust information correctly listed. XXXX said we had to sign again and offered me {$500.00} for our inconvenience, I told XXXX XXXX wanted a lower mortgage rate, because I know rates have dropped since we locked in at 2.75 %. WE were able to get 2.25 % rate but they want to charge closing costs, I don't think that is fair for what they have put us through. We should have had the cash out money in XX/XX/2020, I had to sell stocks and incur gains which will raise my income taxes for both state and federal, that is the reason I was seeking a mortgage in the first place. Quicken wants us to close again just to sign new documents, why can't they put the new rate on those documents after seven months of aggravation?

On XX/XX/21 I lled out a form with rocket mortgage requesting more information about their loan programs. I was at work when I received a phone call shortly after. I stated repeatedly that I was at work and was unable to talk while the agent, XXXX, continued to ask questions. He asked for my social security number so we could " get things started '', which knowing I was speaking with a legitimate company I gave not knowing or at the very least having heard him say that his intention was to run my credit. I hung up the phone and immediately received a notication that there had been a hit on my credit report. I have spoken to multiple individuals expressing that my intentions were not to get a mortgage or have my credit run and asked to have it removed from my credit report. When they refused I asked them to let me hear the recording where I provided consent to have them run my credit. They have since refused to let me hear proof of consent and doubled down on their refusal to remove the inquiry

We closed on out mortgage on XX/XX/2021. We had a number of credit accounts that were included to be paid off. Within those accounts, was an account owned by my Ex-husband, listing me only as an authorized user. I did not realize this, as our actual account numbers were not listed.
I have been trying to recover these funds ( approx {$2200.00} ) from Rocket Mortgage, who ultimately is simply keeping these funds.
I have been removed from my ex husbands account and this is no longer listed on my credit report. I have sent Rocket mortgage a letter from XXXX XXXX explaining this. The account is not on my credit report, so there is no way to prove this on my credit report!
Rocket Mortgage refuses to assist and is holding these funds! I would like to receive them or have them applied back to my mortgage. Also, interest!
