Over the past few months, my mortgage company, NationStar, changed their name to '' XXXX XXXX ''. The shortly after, I received a notice that my mortgage ( which has a " fixed '' interest rate XXXX, was going to be going up by about XXXX, due to changes in the escrow account. I did pay XXXX 's mortgage at the increased rate because I had not had time to call them to get more specific information about the increase, but I did not want to be late with the mortgage in the mantime, so I paid it. I finally had time to call this evening, and reached a customer service rep who was very uninformed and struggling to tell me specifically what had caused the increase. Frustrated, I asked for his supervisor. After a long conversation with supervisor during which I had to press him quite a bit for reasons and explanations, it came out that around XXXX of the increase was due to an increase in taxes and/or insurance in my escrow account ( which I will verifywith the town and my insurance company ), but that the remaining approximately XXXX charge per month was an additional hedge against possible future increases in taxes and/or insurance. When I objected strongly that this did not seem reasonable at all, he finally let me know ( for the first time ) that this was actually optional and I could opt out. So somehow I went from a " shortfall '' to a surplus and now they will be reducing the monthly charge by XXXX and send me a refund of approx XXXX This whole thing was done is a very cagey and shifty manner. Had I not pressed to speak to a supervisor and also pushed back pretty hard and asked lots of questions about the additional charge, I never would have found out what it was or that it was actually optional and I could get them to take the charge off. This, I learned from a relative in the mortgage business, is not acceptable practice at all and possibly breaches certain regulatory requirements. He urged me to report it to you. This relative said, " Nationstar ( now XXXX XXXX XXXX has had issues in the industry with regulatory compliance, including XXXX. They may not be outwardly trying to commit fraud but their data integrity has been criticized enough by regulators to be fined, and you may be experiencing an impact to their data quality issues. Clearly their customer service stinks too. " Please note : the name of the supervisor that I spoke with is XXXX XXXX, or at least that is the name he gave me.

I have been working diligently with Nationstar Mortgage on a loan modification. I was given a loan modification but never received any documentation. I made payment in accordance with the terms in the loan modification as required and had assumed that the new loan would be implemented as stated in the agreement. Since the loan mod has been completed I expected the my credit would reflect the change. Instead Nationstar has started over again with threats to my account, has not credited my account t with the loan payments which were made with certified checks and my credit has been damaged by their errors. I believe the firm is trying to commit both credit and mortgage fraud an d I have received not one call or notice regarding the status of my loan mod or what happened to my account to put it in arrears. This is either incompetence or fraud. I need someone to act as an honest broker to address this matter because I can no longer trust the firm.
I would like to have my loan modification reinstated, my payment credited to my account, and my credit score to reflect that I have made all my payments on time.

My mortgage servicing was recently transferred XXXX to Nationstar. I received a letter from Nationstar telling me that " recent changes in Flood Maps '' now required that I obtain flood insurance. It says the property is in an A flood zone. From what I can determine it is in an X zone. I assume this was done due to recertification though a vendor at transfer. The letter is dated XXXX but not received until XXXX giving me 30 days to place coverage thus giving me 3 weeks to act. They are threatening to force place coverage and increase my payment. ( I have 40+ years dealing with mortgage servicing, lending and risk and taught classes on the subject ) I assumed that this was an error and would be quickly resolved but information on the internet regarding Nationstars complaints and class action suits give me a sense of urgency and aggressiveness to resolve this.

Every month since Nationstar was assigned our mortgage we have been harrassed by phone calls stating that we are 2 months in-arrears. When we assigned I made a call to nationstar stating that my husband is on XXXX and gets paid the XX/XX/XXXX, They told me that it was n't a problem because we have 10 day from the due date to pay. We are on automatic payment so it is sent the XXXX of every month, which is in the 10 day window. Since this has been going on for XXXX years and we repeatedly explain this to them monthly. We receive XXXX to XXXX calls a day from the XXXX of the month to the XXXX. We have proven to them that we are not in arrears with copies of our payments. Now we have not been late in the 20 years of paying our mortgage, and only having 18 months left. We like to know our rights and how to stop the madness.

I have applied for a Home Affordable Mortgage Program ( HAMP ) with Nationstar several months ago and have continued to make payments on my mortgage however Nationstar has delayed addressing my HAMP application and continually requests documentation that is not relevant to process my application. I wrote Nationstart long before I had a problem making payments on my mortgage after I lost my job and warned them that I would have problems due to a loss of income. I have provided documentation requested in the HAMP application process and have repeatedly followed up to request the status of my application however I have not gotten a response on the status other than requests for information that is unrelated for approval. I have looked on my account and no longer see the documentation that I submitted through there online application process but have emails with the documentation that I provided. I feel like Nationstar is giving me the run around because I have a huge amount of equity in my house and would rather take the home in foreclosure if I ca n't pay as opposed to processing my HAMP application and taking a reduced mortgage payment. I have owned the home for 13 years and have never had a problem making payments until now. I only ask for fairness and due process for my HAMP application. Lastly, I have put my home on the market, as of XXXX 2015 and expect to receive a reasonable sale price if given the time. My home is quite expensive, especially in the Rhode Island market, and will take some time to sell but the HAMP program will allow me to make payments until the home is sold.

My name is XXXX XXXX, I reside at XXXX XXXX XXXX in XXXX, RI XXXX my loan number is XXXX back in XXXX I start an assumption with Nationstar. and then Mr. Cooper took over my loan. I have been divorced and have resided in the home since my divorce in XXXX. My x moved out in XXXX My X XXXX has not paid one cent into the home. In the last several years I have paid off all our debit including a HELOC loan that we both took out. I took XXXX back to court and he signed a quit claim deed and it is court ordered that I remove his name from the mortgage by XX/XX/XXXX. I was told by Mr. Cooper in XX/XX/XXXX that I would have to start an assumption process again. In XXXX I was sent to the wrong department and then realized it wasn't the Assumption Department. I have paid all my and XXXX debt to assume the home, even paying a HELOC loan off so that I can assume the home. I've been working with several staff members and have spoken to at least 20 people ( have every name at home ) and after months of supplying Mr. Cooper will all documentation I was denied the assumption due to debt to ratio. I was told I cant afford the payment on the home the very Home Ive been paying it for 10 yearsI last spoke with a XXXX XXXX an employee of Mr. Cooper I wanted to know the following. I am receiving money from my retirement on a montly basis for the rest of my life starting in XXXX of this year which will increase my pay and trade in my car for a loan of {$200.00} instead of {$450.00} lease which is now, can I get the assumption. These two things will take me way under the debt to ratio. the answer to me was they could not make a decision until I apply again. This is detrimental to me, if I do not get this assumption I will have to sell my home, the very home that I have been paying the mortgage on for the last 10 years. I also, don't want to change my vehicle only to be told that I still cant get the assumption. How can they tell me I cant afford it when Ive been affording it for 10 years. I will have to move. Our mortgage was transferred from XXXX to Nationstar Mortgage effective XX/XX/2016. Prior to it being transferred we paid our XX/XX/XXXX bill like usual with XXXX. While setting up our online account with Nationstar we noticed our bank account information transferred over automatically and in turn our auto debit settings transferred over as well. The only issue appeared to be that it was going to skip the XX/XX/XXXX payment, take effect XX/XX/XXXX, and that we would have to manually pay the XX/XX/XXXX bill online. So I went ahead and did just that on XX/XX/XXXX, with 6 days left in the grace period. It was debited from our account on XX/XX/XXXX We then woke up on XX/XX/XXXX and noticed that Nationstar attempted to withdraw an additional full {$1100.00} mortgage payment from our account which resulted in a {$40.00} NSF fee from our bank, XXXX. We were confused as to why, but saw that the bill was payed so we ignored it. A week goes by and they again attempted to withdraw another {$1100.00} from us resulting in another {$40.00} NSF fee from our bank. I then called their customer service and spoke to someone that was the equivalent to speaking to a brick wall. She could not follow what I was saying and kept repeating the same thing like she was just reading off a script and did not have a mind of her own. After XXXX minutes of not getting anywhere with her I asked for a supervisor and was transferred to someone that, after having to repeat my issue a few more times, finally somewhat understood what I was saying. She conducted a few minutes of research and then finally assured me that I was all set and that it appeared to be a computer issue on their end. I contacted XXXX and they more than happily refunded the XXXX NSF fees. We then all went on our merry way thinking everything was rectified. Fast forward to today, XX/XX/XXXX I get a call from a rep at Nationstar saying we STILL OWED OUR XX/XX/XXXX MORTGAGE PAYMENT. I explained what had happened XXXX weeks ago and somehow they magically found that it was in fact payed and that the issue was XXXX had n't sent over the payment from XX/XX/XXXX. I do not understand at all how these issue keep occurring. I do not understand how their computer system can make this many mistakes. I do not know if someone is doing something maliciously or criminally, or if they are just incompetent. What I do know is that we will be searching for a new mortgage company and if there is XXXX more issue we will be moving.

This is the second complaint, after the 1st complaint to cfpb CASE # XXXX, My mortgage company Nationstar, lost XX/XX/2015 payment that I sent. So being 2 months behind I tried to make a payment, they rejected saying that I was 4 months late. Yeah, I was 4 months late because they lost XX/XX/2015 's payment. Of course they put the burden on me to find out where it went, they gave me a " fax '' line to a " research department '' to send proof. I sent them a XX/XX/XXXX statement on the XX/XX/2015,. I learned on XX/XX/XXXX they sent out a letter stating that to of no fault of there 's they could n't find anything & closed the case. The letter sent stated that if I had any added proof to send it. I then drove to the bank had them send over a statement and the electronic copy of a check on XX/XX/XXXX. I called on XX/XX/XXXX and they told me they ca n't tell if the research dep. received it or not because they ca n't talk to them, no one can talk to that department I was told. Today is XX/XX/XXXX, & I sent all the info again via fax,, its funny how they want me to send it to a fax #,, I 'm so tired of being helpless,,, I 'm mean really, There trying to force me into foreclosure because of the modification & the complaint to cfpb, when I called to ask why wo n't they accept a payment, they said I have to make a payment resolution or nothing at all,,, meaning I have to pay all 4 payments or they put me into foreclosure.
How is this fear? I ca n't come up with four payments,, this is totally not fear, and people are losing their homes when they can afford them. I 'm losing my house because they wo n't let me pay them,,, and why is this modification taking so long? These people are making up rules & breaking the law in many cases and no one is looking into this stuff,,

In XXXX of 2016, Nationstar changed my monthly mortgage amount. Because I was traveling, my bank recurring payment was sent out in the usual amount which was about {$170.00} short of the new amount. Nationstar proceeded to credit my XXXX payment to principal rather than my monthly payment. They recorded my payment as never made for that month. As soon as I realized the error, I called Nationstar Customer Support. I followed up numerous time in XXXX, XXXX and XXXX of 2016 to rectify the situation. Each time I was assured that it was their error in applying it to principal and that they were processing the paperwork to fix it. They then gave me the amount that I needed to pay to resolve everything : {$3600.00} and that was paid on XX/XX/16. Since then, I have called many times, and the payment that they misapplied to principal has never been rectified. Support Reps admit that it was their error and promise the resolve it, but they never do. Because of this error in applying it to principal, they have now charged me over {$1000.00} in late fees. In recent months, I have asked to speak with Managers ; they assure me that they will call me back the next day with a resolution, they never call back. They give me their phone numbers and names to call ( XXXX XXXX ) and no one picks up. It has now been almost a year since the problem began and I have no resolution despite every person I speak to admitting that it was a Nationstar error. I have bank records to show that I have NEVER missed a mortgage payment in more than 10 years. In researching this online, I have found that Nationstar has MANY complaints in various states from other consumers like me where they misapply payments, then put the customer 's home into foreclosure. I have tried for almost a year to resolve this with them to no avail. I need help.

We have been experiencing extreme hardship, me with an injury that left me XXXX which forced me into early retirement after XXXX yrs as a XXXX XXXX for the XXXX XXXX XXXX, then a XXXX XXXX XXXX XXXX to on/off to date ; my husband 's loss if his job last XXXX XXXX re-employed as of XXXX XXXX ). Thus we applied for a modification through our mortgage company, Nationstar in XXXX of XXXX. In our humble opinion, we received horrible service in our attempt at modification ; scanning in their computer which was never downloaded which held up processing, us constantly scanning, rescanning & faxing docs, talking to people who were rude, totally unprofessional, unknowledgable, being told frequently that part of the mod packet had expired & had to be resubmitted, etc, etc. We were told by one representative that Nationstar demonstrated this common behavior on purpose to gain more interest on the account, XXXX they certainly did. 1 year & a half later this matter has not been resolved ; we never received any response. We refiled in XXXX of XXXX, the new company, XXXX XXXX claims Nationstar sent out a decline in XXXX, XXXX. We NEVER rec ; d it. The company has now become XXXX XXXX, and I must say they are more customer friendly ; however misinformation is still rampant.
We contacted HUD in the summer, that representative was no help. He resubmitted another mod & left us hanging with no action on our behalf. After receiving a foreclosure notice at the end of XXXX, we contacted another HUD representative who filed another mod on XXXX/XXXX/XXXX. We were told by the HUD official the the mod was declined for " insufficient processing time '' before the foreclosure, According to my research of federal regs, the consumer has up to 10 days before a foreclosure to file a modification.
We contacted XXXX XXXX and relayed the same. At first they continued to refer to the 30 day allowance they had used for the purpose of the decline. Then a XXXX kindly stated she would look into it. We are waiting to hear the outcome, and would greatly appreciate any assistance provided.

Thanks to CFPB I was able to secure a HAMP agreement with Nationstar last month and have successfully initiated payments under this agreement. However, I have repeated received certified notices, emails and messages that my mortgage is default and my home may foreclosed on. I do not trust Nationstar primarily because their systems do not appear to accurately reflect the status of my HAMP agreement. I have gotten repeated calls to contact Nationstar about the status of my mortgage which appears to be in direct contradiction of my HAMP agreement. I have pointed this out to Nationstar and they have proceeded to send me foreclosure threats event though the terms of my HAMP agreement do not permit the firm from foreclosing on my home while I go through the trial period. Nationstar has verbally told me that as long as I pay the mortgage within the month it is due there will be no penalty but I get different stories from different people and do not feel as though I have been told the complete truth about how the HAMP agreement works nor have I received explanatory documentation that details my HAMP agreement. I am concerned that Nationstar is attempting to foreclose because I have significant equity in the home and have not yet sold my house which is on the market. I would like more assurance from Nationstar, in writing, and clear documentation of the terms and agreements in the HAMP trial period.

Since Nationstar changed to XXXX XXXX, they no longer send paper statements to me. They send an email that should allow me to gain access to see the monthly mortgage amount due and date due along with other mortgage info. However, everytime I try to access my account with the link, I get a message that the website is down. I have tried on 3 different days, multiple times. The site says that you can still access mortgage info if you call an 800 #, but when you call the 800 #, a recorded message just tries to sign me up for a medic alert system and " free '' cruise, then disconnects me. I can not connect with a rep nor am I able to access recorded account info.

Several years ago, my mortgage was sold to Nationstar. Earlier this year I fell behind on my Nationstar ( now re-named Mr. Cooper ) mortgage payments and started getting past due letters. I have been making payments the last 4 months and even sent an extra {$500.00} in XXXX and XXXX. Still I have n't been able to catch up. In a letter dated XX/XX/XXXX they said I owed {$5700.00} but when I spoke with someone in late XXXX by phone, they said if I sent {$4500.00} to them it would bring me current. They did n't provide any written statement to back that up. I am hesitant to send in any monies until I can obtain a full accounting of my payments and my current balance.
The first sentence on the letter says " If you are represented by an attorney, please send this letter to your attorney ''. So two weeks ago ( XX/XX/XXXX ), at the urging of my family, I consulted a lawyer who had me sign a Power of Attorney ( POA ) form so that he could speak with the mortgage company on my behalf. He faxed it in on same day XX/XX/XXXX and followed up with a phone call and was told it would be 2 - 4 days before the POA would be " processed '' and until the processing was complete they could not speak with him. So by XX/XX/XXXX, the processing should have been done.
Today is XX/XX/XXXX. My lawyer has called every other day since XX/XX/XXXX, he 's been put on hold for 15-30 minutes each time and either ca n't get through or he reaches someone who says " we 'll call you back '' and then they either do n't call him back or they call back at non-office hours. They wo n't give him a direct number to call to bypass the wait time and they wo n't make an appointment with him to discuss my case. My lawyer wants to obtain a full accounting of my payments and balance due after which my family will help bring me current.
There are a lot of complaints logged for Nationstar in the XXXX XXXX XXXX database many alleging that they overstate the amount owed. I 'm hesitant to send them the amount they tell me I owe them because if it is n't correct, I 'm sure I 'll never get it back. So the charges are piling up ( to their advantage of course ) while I 'm trying to get them to work with me and my lawyer to bring me current.
Nationstar/Mr. Cooper is stonewalling us to their financial advantage, racking up more fees each and every day that goes by.
